Compare renovation quotes by scope, allowances, exclusions and change procedures so you can make a more informed contractor decision.

Two renovation quotes can describe the same room and still price very different work. One may include demolition, disposal and finishing, while another may leave some of those items to the homeowner. Before choosing a contractor for a Grand Bend or Lambton Shores renovation, compare the details behind the total.

Give each contractor the same starting point

Prepare a written description of the project, a priority list, photos and any drawings or product selections you already have. Identify the items you expect to supply yourself. If the scope changes after one contractor visits, share the updated version with everyone preparing a quote.

Explain your intended use of the space and any constraints, such as a need to remain in the home or work around a seasonal schedule. Those details can affect how a contractor plans the work.

Compare the included work line by line

Look for a description of demolition, preparation, building work, finishes and cleanup. Check where the work begins and ends. For example, replacing a kitchen may affect adjoining floors or walls; the quote should make clear whether those areas are included.

Use a simple comparison sheet. Put the same work categories down the side and each quote across the top. Mark anything that is missing or unclear rather than assuming it is included. Ask the contractor to clarify the scope in writing.

Understand allowances and exclusions

An allowance is not the same as a final product selection. Ask what each allowance covers, how it will be reconciled and what happens if your choice costs more or less. Check whether installation, delivery and related components are included where applicable.

Read exclusions with equal care. An excluded item may still be necessary to complete the project, so it belongs in your overall plan even if it is outside that contractor’s price. Ask how taxes and other stated charges are presented so you compare totals on the same basis.

Discuss unknowns and changes

  • Which assumptions depend on conditions that are not yet visible?
  • What further assessment is needed before the scope is final?
  • How will additional work be priced and approved?
  • Who records decisions and confirms substitutions?
  • What could affect the proposed sequence or timing?

A useful change process makes the proposed work, cost and timing implications clear before the change proceeds. Keep copies of the scope, selections and agreed changes in one place.

Evaluate the working relationship

Ask who will be your point of contact and how progress will be communicated. Discuss site access, protection of occupied rooms and expectations for cleanup. Review relevant completed work and ask the questions you need answered before committing.

The lowest number is not a complete comparison, and the highest number does not automatically explain a difference in value. A clear scope and a responsive conversation help you understand what you are choosing.
